With the most popular type of equity release plan, a lifetime mortgage, you could:

How much you could release depends on the value of your home, the age of the youngest homeowner, if you’re a single or joint applicant and your individual needs.
What does equity release involve?
Step 1
Do you qualify? If you own your home and the youngest homeowner is aged 55 or over, you may qualify, even with an existing mortgage or secured loan. This must be repaid as part of the process, but you can use the money released to do this.
Step 2
Is equity release right for you? It’s important you get specialist equity release advice. If you decide to proceed, you’ll be helped through each step.
Step 3
Complete the application form. You’ll be assisted when completing the form and once it’s been sent back, which can be arranged for you, you will be kept up to date until your application completes.
Step 4
A surveyor will conduct a valuation of your property to check it meets the lender’s suitability criteria. If approved, your offer will be issued to yourself and your solicitor to review. Age Partnership+ can put you in touch with solicitors who specialise in equity release to make the process as smooth as possible.
Step 5
Receive your money. Once all legal checks are satisfied and documents are signed, you will receive the funds into your bank account.

Things to consider
Equity release may involve a lifetime mortgage, secured against your property, or a home reversion plan. It will reduce the value of your estate and impact funding long-term care. Age Partnership+ advise on lifetime mortgages only.
Equity release requires repaying any existing mortgage. Money released, plus accrued interest, would need to be repaid upon death or moving into long-term care.
Advice is required to proceed with equity release and there may be other options which better suit your circumstances. Only if your case completes would an advice fee of £1,995 be payable. Other lender and solicitor fees may apply.
